Steve Roseberry is a California Certified Home Inspector that knows safety, understands the investor mentality and gives exceptional value. He has combined his over twenty years as a licensed general contractor (residential) with his involvement in real estate investment. As Home Inspector, he strives to provide information, solutions and peace of mind for the homeowners and investors that depend on his detailed reports.
An Experienced Resource:
Steve’s decades of experience building, remodeling as well as complete rebuilds gives him an integrated view of how a house works. He is sometimes even jokingly referred to as “The House Whisperer.” He admits that he can’t see through walls, but he is perceptive enough and well trained to observe the telltale clues of damage, faulty workmanship and worn out materials. These clues are important in sizing up the value of a property, understanding potential expenses and negotiating with buyers, sellers, investors, assessors, contractors or real estate agents. “What you don’t know can hurt you. I would prefer you know up front, because that’s the strategy I use before I buy or improve a property,” Steve admits.
Steve works hard to make his inspections thorough and communicative. Your safety and peace of mind are his biggest concern. In this pursuit, he maintains certification from the CREIA, attends continuing education, and focuses on his well-rounded, multidisciplinary approach.
Steve is an experienced advisor for REO tour groups in North County. By traveling with investors on a bi-monthly basis, he has been able to educate and help participants to understand various kinds of home construction, age factors, drainage issues, key plumbing and electrical problems, how to spot roof wear, estimate repairs and more. He and his wife Mia are members of the North San Diego Real Estate Investors Association and the San Diego Creative Investors Association.
Community Involvement:
Born and raised in San Diego, Steve supports the community by donating his contractor’s expertise to community services such as Serenity Village for recovering and homeless women in Escondido and Teddy Bear House for Children with AIDS. His next project is Fraternity House in Escondido for persons disabled by AIDS. Safe Keeping Home Inspections has also converted the process to a digital format in hopes of reducing paper waste and to save trees.
The Inspection Report:
Your home inspection, old or new construction, brick or frame, modular or standard, will take approximately three hours on site. Once the report is completed, it is emailed to you with explanations, detailed comments, photos, recommendations, safety concerns and general information about home maintenance.
By it, you will know your house as a multi-dimensional investment, not a difficult mystery. It will tell you what you need to know to precede with confidence. Safe Keeping Home Inspections will deliver on its promise, to help keep you safe with the knowledge only a certified Home Inspector can provide.
